About My 1.5% Full-Service Listing Program
Selling your home is a major financial decision. My goal is to make the process straightforward, transparent, and personal. Below are answers to some of the questions sellers most often ask about my 1.5% full-service listing program.
-
Services include strategic pricing based on comparable sales and current competition, professional marketing, MLS exposure, showing coordination, offer review and negotiation, inspection and appraisal guidance, and transaction management through closing.
You work directly with me throughout the process.
-
No. This is full-service real estate representation.
The lower listing fee does not mean you are placed in the MLS and left to manage the sale yourself. I personally guide the listing, marketing, negotiations, and transaction from beginning to end.
-
I have structured my business to provide experienced, personal representation at a more efficient listing fee.
After more than 30 years in real estate, I believe sellers should be able to receive professional representation, strong marketing, and skilled negotiation while keeping more of their home equity.
-
No. The 1.5% is the fee for my brokerage's listing services.
Any buyer-broker compensation, seller concessions, or other negotiated transaction expenses are separate. Brokerage compensation is negotiable and is not set by law.
If a buyer requests seller-paid compensation or a concession as part of an offer, we will review it together along with the price and all other terms before you make a decision.
-
No predetermined amount is required.
Buyer-broker compensation may be addressed through negotiations between the parties. If an offer includes a request for buyer-broker compensation or another seller concession, I will help you evaluate the entire offer—not simply one individual expense.
-
Yes. My focus is on properly positioning your property for the market.
Depending on the property and marketing plan, this may include professional photography, compelling property descriptions, MLS exposure, online distribution, showing coordination, buyer-agent communication, and targeted marketing.
Every home is different, so the marketing strategy is tailored to the property.
-
I review recent comparable sales, active and pending competition, property condition, location, market trends, and current buyer activity.
My six years of property-value and appeal experience through TCAD also give me an additional perspective when evaluating comparable properties and market value.
The objective is not simply to choose the highest possible asking price. It is to position your home competitively so that it attracts qualified buyers and supports your negotiating position.
-
Yes.
I personally oversee your pricing strategy, marketing, offers, negotiations, and transaction through closing. You will not be passed from one team member to another.
You will know who is responsible for your sale and who to contact when you have a question.
-
The 1.5% listing fee is only one component of a real estate transaction.
Depending on the sale, other expenses may include title-related charges, loan payoff expenses, repairs, seller concessions, buyer-broker compensation if negotiated, HOA-related charges, taxes, and other closing costs.
Before listing, I can help you review the expected costs, so you have a clearer picture of your estimated net proceeds.
-
Not necessarily.
Before recommending improvements, I look at your home's condition, price range, competition, likely buyer expectations, and the potential return on the expense.
Sometimes a few targeted improvements can make a meaningful difference. In other situations, selling the property in its current condition may make more financial sense.
-
Yes.
I offer a personalized home-value review based on your property, recent comparable sales, current listings, and local market conditions.
An online estimate can be a useful starting point, but it cannot account for many of the characteristics that may affect your home's actual market value.
-
I focus primarily on Austin and Travis County and can also discuss properties in surrounding Austin-area communities.
If you are unsure whether your property is within my service area, contact me, and I will let you know.
-
The first step is simply a conversation.
I can review your property, discuss your timing and goals, explain the 1.5% listing program, and provide an initial opinion of value. There is no need to make a decision before we talk.
